The renovation sequence: decisions before deadlines
Understand the dependencies in an apartment renovation, from investigations and rough services to finishes, testing and a documented handover.

A renovation schedule is a chain of dependencies. The visible tasks are only part of it: drawings, approvals, product availability and drying requirements also determine what can happen next. Instead of asking for an optimistic finish date, ask the team to explain the path that makes that date possible.
Resolve before removing
Confirm the scope, survey findings and required permissions before demolition. Identify anything to retain, protect or store. In an occupied building, agree access and shared-area protection. Do not treat demolition as an exploratory shortcut for structural questions; a qualified professional must assess proposed interventions.
Coordinate concealed work
Electrical, plumbing, heating and ventilation decisions affect openings, cabinetry and finished surfaces. Ask for coordinated positions before work is concealed. Photographs and marked drawings of service routes become useful maintenance records. Arrange the relevant inspections and tests at the right stage, rather than discovering problems after tiling or decorating.
Order with dependencies in mind
A kitchen may need final dimensions before manufacture, while its appliance choices must be known much earlier. Floor build-ups affect door heights, and shower details affect waterproofing and falls. Ask suppliers for actual lead times and installers for substrate and curing requirements. Avoid booking one trade solely because another has an apparently free afternoon.
Leave space for completion
Include commissioning, cleaning, inspection, snag correction and a second check in the programme. Furniture delivery should follow confirmed readiness, not create pressure to accept unfinished work. Keep a weekly list of decisions due next, with a responsible person for each. A visible delay can be managed; an unspoken dependency is harder to recover.
Your practical checklist
- Identify decisions needed before each work stage.
- Confirm realistic product lead times in writing.
- Record concealed services before they are covered.
- Schedule testing and snag correction before moving in.
