Renovating a Greek home while living abroad
Set up a remote renovation with clear decisions, useful progress reports, sample approvals and a handover you can verify from another country.
Distance makes vague communication expensive. If you live outside Greece, the goal is not to replace every site visit with a video call. It is to create a reliable record of decisions, progress and exceptions so that you know when your presence or an independent inspection matters.
Name the decision makers
Agree who coordinates the project locally, who can approve spending and who checks completed work. Clarify whether any formal representation is required with the relevant professional. A family member with a key is not automatically the project manager. Keep access arrangements separate from authority to change the contract.
Use a repeatable progress report
Request dated photographs from the same viewpoints, a short description of completed work, the next planned tasks and decisions due. Include problems and proposed remedies, not only attractive images. A shared issue list with owners and deadlines makes a weekly update useful. Store drawings and revisions in one agreed location.
Approve physical choices deliberately
Screens distort colour and texture. Where possible, inspect samples during a planned visit or have a labelled set sent to you. For substitutions, record product reference, finish, dimensions and any cost or timing change. Do not approve an unnamed “equivalent” in a chat and expect the original specification to remain enforceable.
Plan visits around verification
Discuss which stages benefit most from attendance or an appointed inspector: initial assessment, key layout decisions, concealed work and handover. Agree a snagging process before travel is booked. At completion, request demonstrations, maintenance instructions and an organised document pack. Remote convenience should not replace the checks that establish what has actually been delivered.
