Keep or replace an old apartment floor?
Compare restoration and replacement by checking condition, levels, services and maintenance before covering a floor that may be worth keeping.

An old floor can be a home’s strongest visual asset or a source of continuing problems. Age alone does not decide which. Before covering timber, terrazzo or tile, ask what is wrong, what can be repaired and how the proposed solution affects the rest of the apartment.
Separate appearance from condition
Make a map of cracks, movement, hollow areas, stains and changes in level. Ask a suitable specialist to assess the cause rather than quote only for a new surface. A finish cannot reliably solve movement or moisture beneath it. Establish whether the problem is local, widespread or still active before deciding on restoration.
Compare complete systems
Restoration may involve repairs, preparation and refinishing. Replacement may involve removal, disposal, substrate work, thresholds and changes to door clearances. Ask for both options on the same basis. If you are comparing an overlay with removal, check the additional height at entrances, kitchens, balconies and built-in furniture.
Consider the room transitions
A floor decision affects more than the largest room. Plan where materials meet and how transitions look from doorways. A continuous finish can connect small spaces, but wet areas and exposed thresholds have different requirements. Bring samples together with skirting, doors and any retained original floor.
Choose a maintenance routine you accept
Ask about cleaning products, refinishing, repairability and the appearance of wear. Request a small sample repair or finish trial where practical. A material’s showroom appearance is only one moment in its life. Keep spare pieces and product references if replacing; retain a care record if restoring.
