Damp before decorating: investigate the cause first

Organise a useful moisture investigation before repainting, with observations, professional assessment and a clear record of the repair and follow-up.

A stain may be the first visible sign of a problem that began elsewhere. Covering it quickly can remove evidence without fixing the cause. Before choosing a new paint or wall finish, organise the observations that will help a suitable professional investigate the moisture source.

Keep a simple evidence record

Photograph the area with dates and note changes after rain, bathing, cooking or periods when the home is empty. Record nearby plumbing and whether the surface feels persistently damp. Do not open up concealed areas or disturb suspect materials without advice. The aim is to make the pattern clear, not to diagnose from a photograph.

Ask what is causing the moisture

A leak, external water entry and condensation require different responses. Request an explanation of the suspected cause, what evidence supports it and what further checks are needed. If several properties or common building elements are involved, coordinate the investigation rather than arranging isolated cosmetic repairs.

Treat cleanup and repair as connected work

EPA guidance emphasises controlling moisture and fixing the water problem. It also advises against painting over mouldy surfaces. Significant, recurring or contaminated-water problems need appropriate specialist help. If anyone has health concerns, seek medical advice; a decorating product is not a health assessment or a substitute for remediation.

Define readiness for finishes
